The Southwest Marion CRA (commonly known as the Marion Oaks CRA) is intended to recognize the unique location and character of that community which includes and surrounds the existing Marion Oaks Subdivision.

Marion Oaks Subdivision background
The Marion Oaks Subdivision and its various units are a historic and vested mixed-use planned community. The area was designed and developed in the early 1970s, prior to the implementation of the State of Florida’s Development of Regional Impact review requirements. The initial focus of the subdivision was as a retirement and vacation community. This focus has since further diversified and moved away from a significant retirement and vacation focus. Additionally, the area surrounding the Marion Oaks Subdivision includes unique environmental areas and features resulting in the creation of two significant State of Florida conservation and recreation holdings, specifically the Marjorie Harris Carr Cross Florida Greenway and the Ross Prairie State Forest.

Marion Oaks Subdivision and complementary communities
The CRA is intended to create opportunities to revitalize not just the Marion Oaks Subdivision but also the surrounding complimentary communities. The designation allocates funding for encouraging and supporting development and redevelopment, which would increase economic opportunities in employment, services and shopping. The goal is to bring to life the initial mixed-use planned community nature of the Marion Oaks Subdivision and connect it to the surrounding unique environmental features creating a diverse and improved quality of life.

Creating a CRA
The Marion County Board of County Commissioners (Board) initiated and approved a Finding of Necessity (FON) Study which qualified the area for the CRA Program per Resolution No.2014-R-214. Upon completion of the FON, the Board authorized the development of the Community Redevelopment Plan for the CRA. The Marion County Board of County Commissioners elected to defer action regarding a Southwest Marion CRA after receiving additional community input.
